Built in two months, with Claude Code as the only developer, while running the deals it manages. Everything on the list is built; a line marked ▲ needs a connected number, a data key or a sign-in that a public demo cannot have.

What it does

A deal platform for a property investment firm, with a real underwriting engine inside it rather than a form over a spreadsheet. Six things it takes off the desk.

Getting a deal in

Say the lead out loud, photograph the broker's sheet, paste a listing link, or drop in a spreadsheet. A building already in the book is named at the door, so a duplicate takes a second deliberate press.

Judging it

Leads one at a time: five facts, three verbs, and a real end state. Where deals die, how long each stage takes and which brokers actually deliver, counted off the full history rather than remembered.

Modelling it

One engine, tied to a reference workbook by 315 automated checks. Nightly and monthly lets in the same building, renovation in phases, and seller finance with the bank refinance sized the way a bank sizes it.

Negotiating

Rounds, ours and theirs, each with its structure and its date. What a deferred price is worth today. Accepting a round writes the agreed price, so the figure is traceable to the offer it came from.

Raising and calling money

Commitments, tranches, bank-ready instructions per investor, and a ledger of the money that actually moved against the tranches that were planned. Soft money never counts toward the bar.

Reporting

Ten documents off the same figures the screens show, including an Excel model with live formulas rather than a dump. Every profit and loss in hotel-standard order, from one definition, so no two documents of one deal can disagree about a row.

A small firm running deals at this quality would otherwise need four or five people. What it removes is the work that was never the point.

What is coming

Written, argued, and not built yet. In progress rather than promised.

  • A second firm on one deployment, so adding a GP is a row rather than a deployment.
  • Replies to a broker's WhatsApp from inside the app, instead of switching to the phone.
  • Document requests to the seller, and what came back against what was asked for.
  • Seasonality as a monthly curve rather than one occupancy for the whole year.
  • Row-level security in the database, underneath the tenant fence already in the code.
